Four things to know when booking Airbnbs in Vietnam

Vietnam has strict regulations for Airbnb and other short-term stays, so the availability of properties can vary. In Ho Chi Minh, for example, short-term stays are banned in residential buildings. But they are allowed in mixed-use tourism developments and apart-hotels. Like Australia, and other locations, there are some beautiful properties that offer a different experience to resorts and hotels. So, here’s what to keep in mind when you’re booking your stay:

  1. Guests need to provide their details: Airbnb hosts in Vietnam need to register guests with the local authorities before or just after check-in. So they will need your full name, nationality and ID/passport details, along with details of the stay.
  2. Older properties may have stairs: Quite a lot of the Airbnb properties I researched in Ho Chi Minh and Hanoi were in older buildings with no lifts. For example, this beautifully decorated, loft-style apartment in Hanoi is in up five flights of spiral stairs – and as someone who’s lugged a 25kg suitcase up that many flights before, I definitely think being prepared (or choosing a different property) is worth its weight in gold.
  3. Be mindful of noise: While maybe not as significant as somewhere like Tokyo, Airbnb properties in Vietnam may not have the most sound-proof walls. It’s a good idea to be mindful of noise after 10pm. And on the flipside, if you’re a light sleeper, choosing quieter neighbourhoods or taking earplugs and noise-cancelling headphones is a must.
  4. The maximum number of guests vs rooms: Airbnb hosts in Vietnam may be generous with their estimates of the maximum number of guests that can comfortably fit in a property. I always check the actual number of bedrooms and beds, rather than going on the number of guests.
